On 09/07/2023, Licensing Program Analyst (LPA) Clayton made an unannounced visit to the Grieder Family Child Care to conduct the Annual/Random 1 year Required Inspection. LPA was greeted by Licensee Susan Grieder. There were no children in care. Hours of operation are Monday through Thursday 3:30p – 5:30p (during the school year) and during the summer, Monday – Friday 9:00-4:00. During the summer, Licensee provides snacks daily and lunch on Fridays.

Licensee states that she runs an after-school art program during the school year, and a summer art camp during the summer. Licensee stated she does not provide care for children younger than 6 years old.

LPA Clayton toured the home inside and outside for a Health and Safety inspection. The home is neat and clean with heating and ventilation for safety and comfort.

LPA confirmed that this is a single-family 2 story home that consists of 2 bedrooms, 3 bathrooms, living room, dining room, kitchen, computer room/den, detached shed, and fenced front and backyard. The home has a pool house on the property (behind the pool gate) with a bathroom, kitchen sink and refrigerator.

There is an ADU on the North side of the home, that is accessible through the back yard only. There is no access to the main house from inside of the unit. The resident of the unit has a fingerprint clearance and is associated to the license in Guardian.

The ON LIMIT AREAS are as follows: living room (to access the front yard only), tv room (to access the front yard only), bathroom #1, dining room (art studio), kitchen (to access the backyard only), computer room (to access the backyard only), pool house (during the summer only), detached shed (art/wheel room) and the fenced front and back yards.

OFF-LIMIT AREAS are as follows: the entire second floor which is inaccessible to children in care by closed and/or locked doors and visual supervision.

The front and the back outdoor play area is fenced and free from defects or dangerous conditions. There are ample age-appropriate activities and games that are safe, clean and in good repair. The home has working telephone service and LPA confirmed the phone number is (310) 313-4601.

LPA Clayton observed a fully charged 4A:60BC Fire extinguisher, a 1A:10BC Fire extinguisher in the art studio, 2A:10BC Fire extinguisher outside, a working carbon monoxide/smoke detector combo and a working smoke detector.



There is a swimming pool with a wrought iron fence which is at least 5 feet high. The pool is completely fenced with self-latching gates. Per Licensee, the pool is only used during the summer, and there is a staff member with lifeguard certification on duty when the pool is in use.
There are no firearms or ammunition on the premises. Detergents, cleaning compounds, medication and other hazardous items are made inaccessible to children in care.

LPA reviewed 5 electronic children’s files and observed them to be in compliance as they contained current contact information for authorized representatives and/or relatives who can assume responsibility for the child, and authorization for medical treatment, signed Parent’s Rights and Personal Rights forms.

There are no children currently enrolled, and licensee does not have any staff. LPA Clayton provided licensee with the forms required for employees. LPA Clayton reviewed the records requirement for assistants regarding immunizations (MMR, Tdap, TB and Influenza). LPA Clayton reminded licensee that prior to provided care, all staff must have current Pediatric CPR/First Aid and Mandated Reporter training certificates, and that both are to be renewed every 2 years, per Health and Safety Codes and Title 22 Regulations for Child Care.


Incidental Medical Services (IMS) are not currently being provided. LPA Clayton provided Licensee with the IMS Plan Sample. Licensee is aware that an IMS plan is required to be submitted to the licensing office if they provide any of these services. Information regarding Americans with Disability Act (ADA) can be obtained by contacting US Department of Justice toll free ADA Information line at (800) 514-0301(voice), (800) 514-0383 (TDD) and website link https://www.ada.gov/childqanda.htm.

LPA reminded Licensee of the Community Care Licensing website www.ccld.ca.gov which will provide access to Provider Information Notices (PINs), Quarterly Updates, COVID-19 Information and Resources, Mandated Reporter Training, Safe Sleep in Child Care, Lead Poisoning Facts, Forms and Regulations.

Licensee was reminded that all adults 18 and over living or working in the home, including employees and volunteers, must obtain a criminal record clearance or exemption, or transfer their existing clearance or exemption, prior to initial presence in a licensed Family Child Care Home. A civil penalty of 100.00 minimum/day up to $500.00 maximum per day/per person will be assessed if this regulation is violated.

Licensee was informed of the MyChildCarePlan.org website; a consumer education website that helps families obtain childcare by connecting them to childcare providers and Resource and Referral Agencies (R&R) throughout California.


During the exit interview, licensee Susan Grieder confirmed that there are no Registered Sex Offenders living in the home and LPA completed the RSO profile in FAS.

No deficiencies were cited today, per Title 22 Regulations and Health and Safety Codes.

An exit interview was conducted, a copy of this report was read and provided to the Licensee Susan Grieder. This report shall be made available to the public upon request. LIC 9213 Notice of Site Visit was provided and required to be posted for 30 days.
