32 | addition, facility plan is to cut the trees down long the gate, remove the storage units, and trash dumpers from the area. Per Regina, this will allow the preschool outdoor space to be completed all at once.
Per Regina, they have a conditional use permit for the property of 4826-4828 Cahuenga, LPA Lowe requested Regina to provide LPA Lowe with the conditional use permit for review. Per Regina, they will email the permit to LPA Lowe.
LPA Lowe measured the car port area as: 3,605.86 square (sq) feet (ft) divided by 75 sq ft = 48 children.
Facility proposed Scenario #2 – to divide the outdoor play area in half. Half of the outdoor play area will be open for use while the other half will be gated and off-limits to children during construction. Per Regina, this scenario will take longer for construction to be completed.
LPA Lowe measured the existing outdoor activity area in two sections:
Section 1 with preschool deck, benches, and sand area as: 3,080.19 sq ft divided by 75 sq = 41 children.
Section 2 with concrete, artificial tuff covering dirt over old pool and near infant outdoor deck: 3,686.93 sq ft divided by 75 sq ft = 49 children.
LPA advised, Per Regulation 101238.2 Outdoor Activity Space (a) There shall be at least 75 square feet per child of outdoor activity space based on the total licensed capacity.
LPA advised, based on measurements facility will need to request an outdoor waiver for either scenario the facility chooses. LPA advised; waivers are reviewed on an individual basis by the Department.
LPA did not observe any construction at this time. Per Regina, they are working with a contractor, the contractor will apply for permits and once permits and waivers are approved Regina will notify the Department of actual dates of construction.
A notice of site visit was given and must remain posted on, or immediately adjacent to, the interior side of the main door for 30 days.
An exit interview was conducted with the above items discussed and a copy of appeal rights and this report was provided to the Facility Representatives, Regina Leybovich and Arina Faynshteyn.
